TENANT)

AMENDMENT NO. 1
This Amendment shall become effective when it has been fully signed by Landlord (by all of its representatives
set forth in Landlord's signature block below) and Tenant. All copies forwarded to Tenant for signature shall
be returned to Landlord properly filled out and executed by Tenant. Upon acceptance and execution by
Landlord, the Tenant's copy will be returned to Tenant.
This Amendment amends the Single Tenant Lease between the City of Gilroy and Fran Beaudet &
Bobby Beaudet referred to above (the "Original Lease ") to include the following:
1. Landlord shall contract with SimplexGrinnell to connect the Ansul kitchen hood fire protection
system to the fire alarm panel at a cost of $1,986.14. Landlord shall have no liability under the
Lease or otherwise for the work performed by SimplexGrinnell. Tenant shall be solely
responsible for maintaining such connection and the Ansul kitchen hood fire protection system in
good working order and state of repair as part of its maintain and repair obligations under the
Lease.
2. Tenant shall pay Landlord $200 per month in addition to all rent payments due under the Lease
to reimburse Landlord for the Ansul system tie -in cost (nine $200 monthly payments and one final
payment of $186.14), commencing with the February, 2013 rent payment and then monthly until
paid in full.
Capitalized terms used in this Amendment and not otherwise defined in this Amendment shall have the
meanings assigned in the Original Lease. Except to the extent modified by this Amendment, the Original Lease
shall remain unchanged and in full force and effect. In the event of any conflict or inconsistency between the
terms of this Amendment and the Original Lease, the terms of this Amendment shall control. From and after
the effectiveness of this Amendment "Lease" as used in the Original Lease, shall mean the Original Lease, as
amended by this Amendment.
