of the parcel of land described in the grant deed from Torres to
Duran recorded in Book E 493, Official Records, page 138, Santa
Clara County, California, the southwesterly line of which is the
southwesterly line of the lands above referred to, and being more
particularly described as follows:
Beginning at the southerly corner of said parcel of land, and
thence along the southwesterly line, N 22 20' 00" W, 79.20 feet
more or less to the northwesterly line of said parcel and the
terminus.
Public Utility Easement:
A ten foot wide strip of land adjacent to the above described
street right of way, the westerly line of which is the easterly
line of said right of way and is more particularly described as
follows:
Beginning at a point on the southeasterly line of the
above-mentioned parcel of land distant 30.00 feet from its
