Agenda Item # 3.1 - Tina Chen | Received 08/24/2022FRESH GROUP, INC. To whom it may concern: I am the owner of the vacant land in the northeast corner of Levsely and Forest. I have invested in this land for 34 years since 1988. This vacant land are is about 6 acres. Over the years my plan has been to have it developed but unfortunately it has come to a halt due to the restrictions of the special zone. I am asking the City of Gilroy, the City Council and planning commission to help with my request for a community development and image study of the City of Gilroy. My request is as follows: • The land is located on Levsely Road (HWY152) which is an important road for FWY 101 to enter and exit the City of Gilroy. The development of this land can change the appearance of the city and make it more vibrant. • The State of California has been trouble by local governments due to housing problems in recent years. I am willing to develop this land to help with housing issues. • Covering a commercial and community, the plan is for the first floor to be a shopping mall. The planned area of about 1.00,000 square feet, will include organic supermarkets, pharmacies, restaurants, fast food restaurants, medical stores, accountants, beauty salons etc.. Among other community service malls. Not only will this service itself to develop the community but also to help the convenience of the nearby community. • Build 300 to 400 units of apartments (50u/acre) on the second floor to the fifth floor to help the government solve the housing problem(government has the choice of changing the floor area ratio and building coverage rate per acre according to the 10th Street Development Project) If approved by councilors and urban planning committees, it can help solve some of the housing issues the city has been facing. My interest is to be able to develop the vacant land to help improve the city and help government officials.
