municipal corporation ("CITY") has executed the Stipulation for Settlement and Entry of
Judgment ("Stipulation") herein. and has paid to Defendant NICHOLAS GERA, as trustee for
the Marko Gera and Klara Gera Trust ("GERA"), just compensation in the total sum of Three
Million Five Hundred Forty-Five Thousand Eight Hundred Five Dollars ($3,545,805), inclusive
of all interest due, pursuant to the Final Judgment In Condemnation attached as Exhibit "A" to
said Stipulation,

Common deficiencies include:

B. Excessive grades and grade differences (breakover angles),
C, Inadequate width.
The typical residential driveway should be designed for passenger-car operation only.
For a 90-degree turn, an inside radius of 18 teet and an outside swept path of 30-fooi
radius will comfortably accommodate most drivers in 011 passenger cars,
