QUITCLAIM DEED
STANDARD OIL COMPANY OF CALIFORNIA, a corporation

under and by virtue of the laws of the State of Delaware, as Grantor, does hereby
release and quitclaim unto ERNEST S. FILICE and ANN R. FILtCE, his wife, and
VAL FILICE and ELSIE FILICE, his wife, as Grantee, all its right, title and interest
in and to the following described real property in the City of Gilroy, County of
Santa Clara,' State of California:

This Quitclaim Deed is made and accepted on the express condition that
said parcel of land is to be used for public street or sidewalk purposes only;
should said property ever cease to be used for public street or sidewalk purposes
during the term of the Lease, dated September 28, 1970, between Grantor and Grantee
covering the above and other real property, Grantor shall have the right to rein-
state its leasehold interest in said parcel by re-entering upon the same and re-
taking and holding possession thereof, in which event said parcel shall become a
part of the premises leased to Grantor under the above referred to Lease.
