NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that the City of Gilroy City Council will hold a public hearing on Monday, August 1, 2022, at 6:00 p.m., or as soon thereafter as the item can be heard. The meeting will be held in person at Gilroy City Hall Council Chambers, located at 7351 Rosanna Street Gilroy, CA, on the following: Project Number: Project Title: Project Applicant: Property Owner: Project Location: Assessor Parcel No.: Z 21-04, TM 21-03, and AS 21-14 Gurries Drive 4-lot Townhomes D&Z Design Associates El Encanto III LLC Gurries Drive 790-35-038, 790-35-039, & 790-35-054 Project Description: The project proposes to consolidate and subdivide three (3) existing parcels into four (4) parcels and develop the site with an attached four -unit townhome project. The proposal may be permitted with a Planned Unit Development (PUD) Zoning Amendment, Tentative Map, and Architectural and Site Review. The PUD zoning overlay is required to permit exceptions to the minimum R3 setback development standards. CEQA Determination: The project is Statutorily Exempt from the California Environmental Quality Act (CEQA), pursuant to Public Resources Code section 21083.3 and State CEQA Guidelines section 15183 (Projects Consistent with General Plan, Community Plan or Zoning). Planning Commission Recommendation: On July 7, 2022, the Planning Commission reviewed the project and recommended approval of Application numbers Z 21-04, TM 21-03, and AS 21-14 by a vote of 6-0-0-1 with one member abstaining due to a potential conflict. A detailed description of the proposal is on file with the Community Development Department at City Hall. The staff report for the proposal may also be viewed on the City website (www.citvofgilroy.orq) by 5:00 p.m-. the Friday before the meeting. Interested parties are encouraged to attend this public hearing as this is the time and place when comments on the proposals shall be heard and given due consideration. The meeting will also be broadcast live on the City of Gilroy's website at www.cityofgilroy.org. Persons who are unable to attend this public hearing may submit written comments by email to the project planner noted below, or by delivering them to the Planning Division at City Hall, 7351 Rosanna St. Gilroy, CA. 95020 prior to, or at the public hearing to be incorporated into the record. If you challenge the decisions at this hearing, you may be limited to raising only those issues you or someone else raised at the hearing, described in this notice, or in written correspondence delivered to the City at or prior to the meeting.
