Gilroy Professional Group, LLC Project Location: 700 W 6th St. Assessor Parcel No.: 799-26-033:799-26-037; 799-26-049; 799-26-050,-051, &-052 Project Description: Request for rezoning from Professional Office to RI Single Family Residential zone district, tentative map and architectural and site review permit to approve demolition of an existing office complex and redevelop the 3.69 acre site with 19 new single-family, two-story homes on individual lots. The project includes a new cul-de-sac private roadway from W Sixth Street and 0.26 acre open space area for stormwater quality treatment along the southerly boundary. CEQA Determination: Pursuant to Section 15332 of the California Environmental Quality Act Guidelines the project is exempt from the provisions of CEQA and does not require preparation of environmental documents as the proposed residential development will . occur on a previously developed urban infill site that is less than 5 acres in size, and the site can be adequately served by all required utilities and public services, and the project is consistent with the Gilroy 2040 General Plan residential land use designation, and the proposed RI zoning would implement the underlying low density residential land use designation, and the site has no habitat value and would not result in unique or significant traffic, noise, air quality or water quality impacts beyond impacts covered under the 2040 General Plan EIR Planning Commission Recommendation: On July 7, 2022, the Planning Commission reviewed the project and recommended approval of Zoning Amendment Z 22-01 by a vote of 7-0-0 and Tentative Map application TM 22-01 by a vote of 6-1-0. A detailed description of the proposal is on file with the Community Development Department at City Hall. The staff report for the proposal may also be viewed on the City website (www.cltyofgllroyorg) by 5:00 P.M. the Friday before the meeting. Interested parties are encouraged to attend this public hearing as this is the time and place when comments on the proposals shall be heard and given due consideration. The meeting will also be broadcast live on the City of Gilroy's website at www cityofgilroy.org.
