Motion to recommend City Council approve the Rancho Meadows IV Subdivision Mitigated Negative
Declaration as a subset of Z 10-05 Zone change from R1 (Single Family Residential) to R1-PUD (Single
Family Residential-Planned Unit Development), on property located south of Sprig Way, between
Rodeo Drive and Santa Teresa Boulevard.

Motion to recommend City Council approve TM 10-04 Tentative Map request to create 40-Residential
lots on property located south of Sprig Way, between Rodeo Drive and Santa Teresa Boulevard.
Motion to recommend City Council approve TM 10-04 Tentative Map request to create 41-Residential
lots on property located south of Sprig Way, between Rodeo Drive and Santa Teresa Boulevard.
Condition 45a shall include two duplex lots. Condition 45b is amended to require the developer
donate $37,500 for playground equipment, with City approval and commensurate with the site, of
the park on Vickery Avenue with remainder funds used for artwork as directed by the Arts and
Culture Commission.
C. Z 10-07 Zoning Ordinance Text Amendment request to amend Section 19.13 (b) to allow office
uses on the first floor of buildings in the Downtown Historic District without the need for a Conditional
