Spencer, seconded by Chair Ben Anderson.

A. TM 07-11 Tentative Map request to subdivide approximately 25.6± acres into 213 residential lots, 7
open space lots and 1 remainder lot on property zoned ND (Neighborhood District), located at the
Southwest corner of Monterey Road and Luchessa Avenue. APN's: 808-21-018, 032 and 033.

Motion to approve Motion to deny without prejudiceTM 07-11 Tentative Map request to subdivide
approximately 25.6± acres into 213 residential lots, 7 open space lots and 1 remainder lot on
property zoned ND (Neighborhood District), located at the Southwest corner of Monterey Road and
Luchessa Avenue. TM 07-11 does not comply with the Master Plan as outlined in the staff report.
Moved by Commissioner Joan Spencer, seconded by Vice Chair Jim Gailey.
B. TM 10-01 Tentative Map request to subdivide approximately 1.97± acres into 13 residential lots on
property zoned R2 (Two Family Residential), located at 9060 and 9070 Kern Avenue. APN's: 790-18-
015 and 017.

acres into 13 residential lots on property zoned R2 (Two Family Residential), located at 9060 and
9070 Kern Avenue.until such time that staff and applicant have worked out details to the applicant's
satisfaction.per Planning Commission direction. Moved by Commissioner Joan Spencer, seconded by
Commissioner Ermelindo Puente.

Commissioner Joan Spencer, seconded by Commissioner Brad Bannister.

to allow the construction of 13 single family homes plus an additional 13 accessory units above
detached garages on property zoned R2 (Two Family Residential), located at 9060 and 9070 Kern
Avenue as described. Moved by Commissioner Joan Spencer, seconded by Chair Ben Anderson.
