Motion to Approve Motion to approve the minutes of February 4, 2010 as written. Moved by
Commissioner Joan Spencer, seconded by Commissioner Kai Lai.

VI. OLD BUSINESS:
A. Z 09-04 Zone Change Map amendment to change the zoning of 4.1 acres from R1 (Single Family
Residential) to R1-PUD (Single Family Residential-Planned Unit Development), located at Ronan
Avenue at the termini of Brazo and Bosque Streets. Ronan Avenue Investors c/o Michael McDermott,
applicant.
VI.A, B & C Ronan Avenue Investors
Motion to recommend City Council approve Z 09-04 Zone Change Map amendment to change the
zoning of 4.1 acres from R1 (Single Family Residential) to R1-PUD (Single Family Residential-Planned
Unit Development), located at Ronan Avenue at the termini of Brazo and Bosque Streets.. Moved by
Commissioner Thomas Boe, seconded by Commissioner Joan Spencer.
B. TM 09-02 Tentative Map request to subdivide 4.1 acres into 32 residential lots on property, located
at Ronan Avenue at the termini of Brazo and Bosque Streets. Ronan Avenue Investors c/o Michael
McDermott, applicant.
VI.A, B & C Ronan Avenue Investors
Motion to recommend City Council approve TM 09-02 with the adjustment of a total number of lots
from 32 to 29 with the 3-unit reduction in the area of lots 9-15 as the applicant sees fit and with the
conditions contained in the staff report. Moved by Commissioner Thomas Boe, seconded by
Commissioner Ermelindo Puente.
C. AS 09-12 Architectural and Site request to allow the development of a 32-unit residential
development located at Ronan Avenue at the termini of Brazo and Bosque Streets. Ronan Avenue
Investors c/o Michael McDermott, applicant.

Motion to recommend City Council approve AS 09-12 with all staff recommendations, the inclusion of
off-site park improvements and with the modification in reduction of the number of units from 32 to
29 as described in the previous motion. Moved by Commissioner Thomas Boe, seconded by
Commissioner Joan Spencer.

A. AHE 10-01 Affordable Housing Exemption request to allocate 32 residential units on 4.1 acres on
property located at Ronan Avenue at the termini of Brazo and Bosque Streets. Ronan Avenue
Investors c/o Michael McDermott, applicant.
VII.A. Ronan Avenue Investors Affordable Housing Exemption
Motion to recommend City Council deny AHE 10-01 but ask Council to determine a creative
mechanism to allocate RDO units that allows this project to go forward. Moved by Commissioner
Thomas Boe, seconded by Commissioner Joan Spencer.
B. Review Planning Commission meeting schedule and change meeting dates at Commission
discretion.
VII.B. Meeting Schedule
Motion to accept the Planning Commission meeting schedule as presented with the modification of
moving the August 5, 2010 meeting to July 29, 2010. Moved by Commissioner Thomas Boe,
seconded by Commissioner Joan Spencer.
D. M 09-03 Continued Discussion regarding potential amendments of the Zoning Ordinance.
VI.D Possible Zoning Ordinance Amendments
Motion to place Section 33.30 on the agenda for further review at the next possible meeting. Moved
by Chair Jim Gailey, seconded by Commissioner Thomas Boe.
